“Epoxy” on a paint can doesn’t always mean what you think. There are three tiers:

  1. Porch & floor paint. Latex or acrylic. Cheap and easy, but often not rated for car tires.
  2. 1-part “epoxy” floor paint. A single-can product that dries without a separate hardener, such as BEHR 1-Part Epoxy No. 900 or Seal-Krete Epoxy-Seal. No mixing, and rated for garages.
  3. 2-part epoxy. Resin plus hardener that chemically cure, such as Rust-Oleum EpoxyShield or Seal-Krete Epoxy-Seal Pro. It forms a harder, more chemical-resistant film, but you have to mix it and work within its pot life.

Garage floor paint

Best for: basements, workshops, porches, or a garage you don’t park in.

  • The Garage Guide prices concrete floor paint at $15–$40 per gallon, covering 300–400 sq ft/gal, lasting 1–3 years.
  • Read the label for tire use. BEHR’s Porch & Patio Floor Paint (No. 6050) is explicit: “Do not use on areas subject to automotive tires.” Hot tires can soften and lift standard floor paint. This is known as hot tire pickup, and The Garage Guide notes water-based coatings are especially susceptible.
  • Easy to touch up and recoat.

1-part epoxy floor paint

Best for: a clean, decent-looking garage floor on a tight budget, with no mixing or pot-life pressure.

BEHR 1-Part Epoxy No. 900 (Behr product page):
– 400–500 sq ft/gal smooth; 300–400 rough
– Dry to touch 1 h; recoat 4–6 h; apply at 50–90°F
– Light foot traffic 24 h; heavy foot traffic 72 h; 7 days before car tires
– Annual touch-up may be needed in tire areas; 1-year warranty

Seal-Krete Epoxy-Seal (1-part): up to 500 sq ft per gallon on smooth concrete, per its Lowe’s listing. Seal-Krete recommends roller nap by surface: 1/4″ smooth, 3/8″ broom finish, 1/2″ rough.

2-part epoxy

Best for: a parked-on garage floor where you want better chemical and tire resistance than paint.

Rust-Oleum EpoxyShield (TDS ESH-39):
– Two-part water-based epoxy, ~53% solids by volume, 3.0–3.5 mils dry
– Pot life 2 h at 60–70°F, down to 1 h at 81–85°F
– Light foot traffic 12–16 h; vehicles and full cure at 3 days
– Apply at 60–85°F, at least 5°F above the dew point, RH ≤85%
– Kit includes decorative chips and a citric etch

Seal-Krete Epoxy-Seal Pro is another two-part kit (see our best epoxy for garage floor roundup).

Higher tier: high-solids systems like Rust-Oleum RockSolid (96% solids per its TDS) build a much thicker film per coat.

Prep is the same for all three

Paint and epoxy both fail when they’re put on dirty, sealed or damp concrete. Before you buy either:
– Water test: EpoxyShield says to tape a 2′ × 2′ plastic sheet down for 24 hours. If moisture appears underneath, don’t coat.
– Old coating test: EpoxyShield’s tape test says not to coat if more than 25% of the old coating lifts.
– New concrete: wait 28 days (EpoxyShield).
– Degrease and etch per the product instructions. EpoxyShield says not to acid-etch basement floors and to use TSP instead.

Which should you pick?

  • You don’t park in it: porch & floor paint is fine.
  • You park in it and want the easiest job: 1-part epoxy paint, planning on touch-ups.
  • You park in it and want it to last: a 2-part epoxy kit, or a professional system (see the epoxy garage floor cost guide).

FAQ

Is epoxy paint the same as epoxy? Not quite. 1-part “epoxy” floor paints come in a single can and dry without a separate hardener. True 2-part epoxy cures chemically after you mix resin and hardener.

Can I put epoxy over garage floor paint? Only if the paint is firmly bonded. Do the tape test, and check the epoxy maker’s instructions. Many recommend removing old coatings.

How long does garage floor paint last? The Garage Guide estimates 1–3 years for concrete paint versus 2–5 years for water-based DIY epoxy.
